We strictly adhere to the design norms:

• 420 rebar from Surabaya, delivered without bending (12-meter tracks)
• Ready-mix concrete with certification of each batch (at least M350)
• Hammer-tests and ultrasonic scanning of each bay
• Penetron and other waterproofing additives
• Reinforcement up to 230 kg/m³ of reinforced concrete
• Structural strength 42% higher than the design
• Own transformer substation and power supply reserve
• Swimming pool 28 m with children's area and chlorine-free cleaning system
• Soundproofing: two layers of blocks with a foam layer (up to 52 dB).
• Communications in separate shafts, without wiring in the apartment
• Hidden doors, hoods in bathrooms and kitchens
• Finishing - large-format tiles and natural marble (up to 11 m² per bathroom)

What management company is involved and what is their experience? Ribas Hotels Group is an international full-service management company. Specialization: 3*, 4*, 5* hotels, including resort, ski hotels, apart-hotels and boutique formats. Provide conceptualization, management, design, and franchising services.

Is there full funding for the project?

Yes, the project is fully financed with the developer's own funds. The land has been purchased for 30 years, the building has been constructed, and finishing works are underway.

Ground rent:

Hak Seva until March 2053. Payment was made in two instalments last year. Contract reference.

Lease Renewal Terms:

There is a pre-emptive right to extend the lease.

Renewal Costs:

Not yet determined. Will be calculated on the basis of market valuation. Tentatively - the equivalent of half a year's income from renting out apartments.

Inheritance:

The right to inherit is spelled out in the contract. It is transferred by contract to the sons.

Road to the site:

Owned by the landlord of the land. According to the contract, the developer is obliged to repair the road after completion of construction.
